Pre- and Post-Storm Home Watch in Florida: What Happens When You’re Away?
What happens when a hurricane or severe storm is headed toward your Florida home, and you’re hundreds of miles away?
For existing CrossView Home Watch customers, pre- and post-storm services provide a plan for both sides of the storm — helping with agreed preparation before severe weather arrives and visually checking the property afterward when conditions and access are safe.
One important distinction: CrossView Home Watch does not offer standalone pre- or post-storm services to the general public. These services are reserved for homeowners who are already Home Watch customers.
There is a practical reason for that.
When severe weather affects Northeast Florida, we want to be able to take care of the homeowners who have already trusted us with their properties.
Pre-Storm Home Watch Starts Long Before the Forecast Gets Serious
Florida homeowners know the routine.
A storm starts developing. The forecast changes. Then it changes again.
Suddenly, everyone is looking at patio furniture, storm panels, packages by the front door, and wondering what still needs to be handled.
If you are home, you can make those decisions yourself.
If you are in another state, things get more complicated.
That is why we believe storm planning should begin before there is a storm headed toward Jacksonville or the surrounding area.
For existing Home Watch customers, pre-storm services may include agreed-upon tasks such as:
- Bringing in or securing outdoor furniture and décor
- Checking that windows and doors are closed and secured
- Closing shutters or storm panels when previously arranged
- Moving packages or mail indoors
- Taking photos of the property’s pre-storm condition
- Checking agreed backup power equipment
- Turning off the water supply if specifically requested and appropriate for the property
Not every property needs every task, and the exact services depend on the homeowner’s existing arrangement with CrossView Home Watch.
Weather conditions, timing, access, and safety also matter.
Most importantly, these services need to be planned as part of an ongoing Home Watch relationship — not requested for the first time once a storm is approaching.
Our summer departure checklist for Florida homeowners is a good place to start if you are preparing to leave during hurricane season.

Why We Reserve Storm Services for Existing Customers
When a hurricane or major storm affects Northeast Florida, there may be a lot of homes that need attention in a relatively short period of time.
We do not want to overbook storm services and then be unable to get to the homeowners we already serve.
So we keep it simple.
Pre- and post-storm services are for existing CrossView Home Watch customers.
We do not offer one-time storm preparation or post-storm inspection services to someone who calls simply because a storm has entered the forecast.
That allows us to plan around the homes already in our care and work through those properties as conditions safely allow.
It also means we already know the homeowner, the property, the access instructions, and the agreed service plan before an emergency occurs.
That preparation makes a difference when conditions become hectic.
What Happens After the Storm?
This is often the part that feels longest when you are away.
The storm moves through.
You see weather reports.
You check neighborhood messages.
And then you wonder:
What does my house actually look like?
For our existing Home Watch customers, a post-storm visit can provide a visual assessment of the property once authorities, roads, weather conditions, and property access make it safe for us to get there.
That last part matters.
CrossView Home Watch does not enter unsafe areas or guarantee immediate access following a storm. Flooding, road closures, downed power lines, emergency restrictions, and continuing severe weather can all affect when a property can safely be reached.
Once it can be accessed safely, a post-storm visual check may look for obvious concerns such as:
- Fallen limbs or storm debris
- Visible roof or exterior changes
- Water intrusion around windows, doors, or ceilings
- Standing water or visible signs of flooding
- Interior moisture concerns
- Damage to fencing or outdoor areas
- Landscaping or tree damage
- Power-related concerns that are visually apparent
- HVAC or appliance conditions that appear unusual
- Other obvious changes that may require professional attention
A Home Watch visit is not a structural inspection, professional roof inspection, electrical diagnosis, or insurance adjustment.
If something needs professional evaluation, a licensed roofer, electrician, plumber, HVAC contractor, restoration company, or another appropriate professional should handle that work.
Our role is to visually check the property, document what we observe, and communicate that information to you.
Pre-Storm vs. Post-Storm Home Watch
The two services solve different problems, but both are part of the support we can provide to our existing Home Watch customers.
| Pre-Storm Home Watch | Post-Storm Home Watch | |
|---|---|---|
| Who it is for | Existing CrossView Home Watch customers | Existing CrossView Home Watch customers |
| When it happens | Before severe weather arrives | After the storm, once access is safe |
| Primary goal | Complete agreed preparation tasks | Look for visible changes or concerns |
| Examples | Secure outdoor items, close shutters, document conditions | Check for water intrusion, debris, exterior changes, or unusual conditions |
| Documentation | Pre-storm property photos when arranged | Photos and observations of post-storm conditions |
| What happens next | Home is prepared according to the existing arrangement | Homeowner decides whether professional evaluation or repairs are needed |
Neither service guarantees that storm damage will not occur.
Florida storms are unpredictable, and even a well-prepared home can sustain damage.
The value is having an established plan — and an established relationship — before the weather becomes an emergency.
Post-Storm Checks Go Beyond Looking at the Roof
Storm damage is not always dramatic.
A tree does not have to fall through the living room for something to need attention.
Water may enter around a window.
A roof issue may lead to staining inside.
Power problems can affect HVAC equipment or appliances.
Wind can move fencing, screens, exterior fixtures, or landscaping.
Lightning can create problems that are not obvious from the street.
We saw a real example of this when a Jacksonville home experienced electrical problems after a lightning strike.
The important distinction is that Home Watch does not diagnose an electrical system.
We notice when something at the property appears different or unusual, communicate what we observe, and let the appropriate professional take it from there.
Sometimes the most useful information for a homeowner hundreds of miles away is simply:
Something has changed, and it needs a closer look.
Build Storm Support Into Your Home Watch Plan
If you know you will be away from your Northeast Florida home during hurricane season, planning ahead makes things much easier.
Review your homeowners insurance policy and ask your insurance provider about requirements related to an unoccupied or vacant property.
Make sure you understand your hurricane deductible and what documentation may be useful if you ever need to file a claim.
Talk with licensed contractors about property-specific concerns involving storm shutters, generators, roofing, trees, or other preparations within their expertise.
And decide who will physically check the property if a storm affects your area.
For CrossView Home Watch customers, that storm plan can be discussed as part of the ongoing relationship.
Technology can help, too.
A smart thermostat may tell you the temperature.
A camera may show you one portion of the exterior.
A smart-home notification may tell you that power has been interrupted.
But those devices cannot walk from room to room looking for visible water intrusion or check different areas of the property after the storm.
For homeowners who leave for weeks or months at a time, our article on what can happen when a Florida home sits empty for a month explains why regular physical visits matter even when there is no storm in the forecast.
How CrossView Home Watch Helps
CrossView Home Watch provides scheduled Visual Inspections, Concierge Services, Emergency Services, and Pre & Post-Storm Services for homeowners across Jacksonville, Nocatee, Ponte Vedra Beach, Jacksonville Beach, St. Johns, Fleming Island, Orange Park, Middleburg, and Green Cove Springs.
Our Pre & Post-Storm Services are reserved for existing CrossView Home Watch customers.
We do this intentionally so that when severe weather affects our area, we can focus our available time and resources on the homeowners and properties already in our care.
Pre-storm work depends on the homeowner’s existing service arrangement, the needs of the property, timing, availability, weather conditions, and safe access.
After a storm, we begin checking properties when conditions allow us to do so safely.
We visually assess the property, document what we observe, and communicate with the homeowner. If professional evaluation or repairs are needed, those decisions and services remain with the homeowner and the appropriate qualified professional.
Storm season is unpredictable.
Your relationship with the person checking your home should not begin when the storm is already on the way.
If you spend extended time away from your Northeast Florida home and want ongoing Home Watch service that can include pre- and post-storm support, Request a Call with CrossView Home Watch to establish service before severe weather becomes a concern.
Frequently Asked Questions
Q: Can I hire CrossView Home Watch just for a pre-storm or post-storm visit?
A: No. CrossView Home Watch does not offer standalone storm services to the general public. Pre- and post-storm services are reserved for our existing Home Watch customers so we can focus on the properties already in our care when severe weather affects Northeast Florida.
Q: Why are storm services limited to existing Home Watch customers?
A: Major storms can create a large amount of work in a very short period of time. Limiting storm services to existing customers helps us manage that workload and get to the homeowners who already rely on us. It also means property access, homeowner instructions, and the service relationship are established before a storm occurs.
Q: What can pre- and post-storm Home Watch include for an existing customer?
A: Depending on the homeowner’s service arrangement, pre-storm support may include agreed tasks such as securing outdoor items, checking doors and windows, handling storm panels, or documenting the property. After the storm, a visual visit may look for obvious water intrusion, debris, exterior changes, or other concerns. Services depend on the property, instructions, timing, conditions, safety, and availability.
Q: How soon after a hurricane will CrossView Home Watch check my property?
A: We begin post-storm visits when conditions and access are safe. Flooding, closed roads, downed power lines, emergency restrictions, and continued severe weather can affect timing. We do not guarantee immediate post-storm access, but reserving these services for existing customers helps us focus our efforts on the homes already in our care.
Q: Does Home Watch guarantee that my home will not be damaged during a storm?
A: No. Home Watch cannot prevent or guarantee against hurricane, wind, water, lightning, flooding, or other storm damage. Pre-storm services help with agreed preparation, while post-storm visits help identify visible concerns once conditions are safe. Insurance, structural, roofing, electrical, and other technical questions should be directed to the appropriate insurance provider or licensed professional.
